All new commercial building structures regardless of size, require an approved permit by the Building Inspections Division.

Step 1.Review Requirements

The following is required prior to issuance of a New Commercial Building Permit:

  • Address and legal description of project
  • Owner, Contractor and/or Architect information
  • Plan of use, square footage and area involved
  • Class of work, description (electrical, plumbing, mechanical), valuation and market value of property
  • Architectural, structural, electrical, plumbing and mechanical plans
  • Foundation plans
  • Floor plan showing each room, proposed use, square footage of each area and exits
  • Wall section and elevations
  • Roof framing plan:
    • Engineer's seal and signatures are required on structural, electrical, plumbing and mechanical plans for buildings larger than 5,000 sq. ft. and required on structural plans regardless of size for all metal buildings.
  • Site plan drawn to scale showing:
    • Property line
    • Existing easements
    • Location of proposed building and intended use
    • Building dimensions
    • Proposed drainage
    • Parking spaces, drive approach and maneuvering area dimensions.
    • Parking lot proposed
  • A letter signed and sealed by an Engineer

Gather the necessary documentation

The following construction documents are required.
▪ Site Plan and Plot Plan
▪ Floor Plan (existing and proposed)
▪ Foundation Plan, Soils Report (if required)
▪ Roof/Floor Framing Plans
▪ Structural and Construction Details, Cross Sections, Structural Calculations (if required)
▪ Plumbing, Mechanical, and Electrical Plans
▪ Title 24 Energy Calculations and Forms

Step 1.Validate plans comply with codes

Plans must correctly identify and comply with current codes. Provide a statement on the title sheet of the plans indicating the project shall  comply with the:
▪ 2019 California Residential Code (CRC)
▪ 2019 California Mechanical Code (CMC)
▪ 2019 California Plumbing Code (CPC)
▪ 2019 California Electrical Code (CEC)
▪ 2019 California Energy Code
▪ 2019 California Green Building Standards Code (CGBS)
▪ 2019 California Fire Code
▪ City of Augustus Municipal Code

The construction plans must be legible and shall be drawn on 24" x 36" paper. Typically, plan scale is 1/8” for the Site Plan & Plot Plan, and 1/4” scale for the Floor Plan, elevations, sections, details, etc. For a residential addition, submit four (3) complete sets of plans and two (2) sets of other construction documents, such as Structural Calculations and Soils Report, if required.

Step 2.Plan Review

Plan review is required for this type of project. 

You can perform an initial assessment of your residential construction project to validate that specific regulations are met.  This will streamline the plan review process

Step 5.Approval, finalization

Once your completed application is received with proper filing order together with the correct filing fee, the review turn around time is 5 days.

Yes. After building permits are issued and construction has begun, the contractor or owner/builder is required to schedule building inspections through all phases of the construction project. This is to insure code compliance and good workmanship.
